Most projects hand the dirt to one subcontractor and the mechanical system to another, six weeks apart, and pay to mobilize twice. Pacific Climate Group is being built to carry both under one subcontract and self-perform both.
Three areas, built around trades we intend to self-perform rather than broker. Work outside them is performed by licensed trade partners under a contract we carry and coordinate.
Condensate to the drain. Disconnects to the equipment. Trenching to the underground utility. These sit between scopes on most jobs, and that is where the schedule slips.
Outdoor unit counts taken from the roof plan and cross-checked against indoor units, not tag-counted per floor. Cut and fill balance stated and sourced before the bid, so export is a known number instead of a change order.
Title 24 compliance, and the A2L refrigerant requirements now governing residential and light commercial heat pump work.
Budget against actual tracked by phase and cost code, so a variance surfaces while the job is running rather than at closeout.
Daily logs, compaction testing coordinated, and a photo record of subgrade and backfill before anything is buried.
Bonding, insurance and safety documentation are being assembled as one package, so prequalification is a single hand-off rather than a scavenger hunt.
We are not yet open for bid. Introductions from general contractors, developers and design teams are welcome now, and we will follow up as soon as we launch.
